How to use this template

Read the Warranty on File

Pull the warranty for that roof before the visit. What gets inspected, and how often, are the manufacturer's terms. This checklist is how you record the walk.

Walk It in Order

Field, seams, flashings, drainage, penetrations. Photograph every line, wide then close, and log the repairs you make while you are up there.

File It with the Property

The report assembles from the photos and the checklist items and files under the property, so the next inspection starts where the last one ended.

Frequently Asked Questions

Check your warranty. The requirements belong to the manufacturer who wrote it, and they vary by system. This checklist records the inspection you ran and the photos behind it; LibreCam does not certify anything or sign off on a program.

Read the warranty on file for that roof. Many manufacturer programs call for periodic inspections, often semi-annual, plus documentation of work done on the roof, but the terms differ. Put the interval your paperwork names on the calendar rather than a rule of thumb.

Yes. Run it per roof and file it under the property. The inspections stack up by address, which is what you want when an owner asks what has happened to a roof over the years. See the commercial roofing page.

The completed checklist, the photos it references, and the repair notes. Keep them with the closeout package for that roof. Roofing closeout and warranty documentation covers what to hold and why.
